Our verdict

Tussock House is a spotless, thoughtfully presented family home that sleeps seven, plus a baby, in comfort.

Its biggest strengths are cleanliness, beautifully made beds, three toilets and two showers for a big group, a dining table that seats everyone, and genuine family equipment waiting when you arrive. It's warm and comfortable in the living areas and master bedroom in the depths of winter. The trade-offs are small but worth knowing, and none of them would stop us booking.

What we loved

  • As clean as any home we have audited: 5 out of 5
  • Beds made like a boutique hotel, in crisp white cotton
  • Three toilets and two showers, so mornings run smoothly
  • A dining table that seats ten
  • Real family kit: high chair, cot, kids' table and a fenced yard

Worth knowing

  • Bedroom blinds let in morning light
  • The three smaller bedrooms rely on the main heat pump and extra blankets
  • Wi-Fi is slower at the back of the house
  • The front steps have no handrail and can be slippery when frosty

Arrival and check-in

Check-in details arrived 40 hours before our stay in one clear message, and the keypad lock worked first time. We were inside with our bags in under two minutes. There is a double garage plus driveway parking.

Worth knowing: The front door is up four timber sleeper steps with no handrail, and they were slippery on our frosty morning.

Living and dining

Bright, open-plan living with a large L-shaped sofa, a smart TV and a heat pump that took the room from 12 °C to 21 °C in 25 minutes on a −3 °C night. There is a quiet reading corner and a long timber table that seats ten.

Worth knowing: The sofa corner has softened with use, and evening lighting is downlights only.

Kitchen

Modern and very clean, with a stone island seating four, a gas cooktop, oven, dishwasher and a French-door fridge holding 3.8 °C. Crockery and glassware for ten, and a coffee corner.

Worth knowing: Bring a favourite sharp knife. We couldn't find a colander or measuring cups, and coffee is by pod machine.

Bedrooms and sleep

Beds made like a boutique hotel, with crisp white cotton and good mattresses. The master has its own heat pump and ensuite and was the quietest room, at 28 dB at 11 pm. Bedroom 3 has a portable cot; Bedroom 4 is a compact single.

Worth knowing: The blinds let in morning light, and Bedrooms 2 to 4 have no heaters of their own. Bedroom 4 was 14 °C at 6 am, though extra blankets are supplied.

Bathrooms

Three toilets and two showers. The main bathroom has a tiled bath, a strong separate shower at 10 litres a minute and a heated towel rail. The ensuite ran hot in 18 seconds, and hot water held up with two showers back to back. There is a separate powder room with floral wallpaper.

Worth knowing: The ensuite shower is a compact, older-style corner cabinet.

Outdoors

A timber deck with a clean four-burner gas BBQ and a hanging egg chair, and a fenced lawn backing onto a reserve with a view to the mountains.

Worth knowing: There is no outdoor dining table or shade yet, and the side paths are dark after about 5:15 pm in winter.

Wi-Fi, laundry and families

Wi-Fi is fast in the living area at 64 Mbps. There is a near-new washer and dryer. This is one of the most family-ready homes we have audited: a high chair, portable cot, children's table and chairs, a bath and a fenced yard.

Worth knowing: Wi-Fi drops to 7 to 14 Mbps in the back bedrooms.

What the host sees

Alongside the guest report, the host gets a private report with specific, prioritised fixes. Here's one example.

Host only

Main bathroom: extractor fan

The issue
The extractor fan is noticeably noisy, measured at about 68 dB, and may be nearing the end of its life.
Why it matters
Bathroom noise is one of the most common small annoyances in short-stay reviews. Guests notice it even when they don't complain directly.
Recommended fix
A standard bathroom extractor fan typically costs $60–$150 and takes a licensed electrician under an hour to replace. The fan still works, so this can wait for the next maintenance visit.
Priority
Medium
